Two independent New York rental brokerages have merged to form a firm that will focus on clients hunting for their first apartment.

The merger brings together partners Anthony DeGrotta and Larry Friedman of A.C. Lawrence with Ty Byrd of Aventana Real Estate under the A.C. Lawrence and Company name, said the owners.

All three of the new partners are 31 years old, making it one of the youngest-managed firms in the city, they said. The firm will target to 21-to-40-year old first timr apartment seekers.

A.C. Lawrence has a strong presence in Chelsea, Midtown West, the West Villages, the West Side and the Financial District. Aventana has been concentrated on the East Side neighborhoods of Murray Hill, Flatiron and Gramercy.

The new firm will have a combined 40 agents as two offices on 151 West 25th Street and 14 Ease 34th Street.
